Median price (Property Price Register) and average rent (RTB) are real, per-town figures. "Cost to own" counts mortgage interest + ~1%/yr maintenance + ~0.1%/yr Local Property Tax — i.e. money you don't get back; the principal portion of your repayment is savings, not cost. Break-even compares upfront buying costs (stamp duty + ~€3,000 legal/survey) against the monthly saving. Estimate only.
